The transaction brings the 400,000 sf property to 93% occupancy since opening in the fourth quarter. Average asking rates in the building are $25 per sf to $27 per sf. Eastman Kodak is relocating 300 sales and marketing staffers in the third quarter.

The fast leaseup is prompting Hines and financial partner Brian Realty to consider breaking ground on a second twin bulding and a 330-unit apartment community in Perimeter Summit Office Park. Brian Realty is a Stamford, CT-based GE Pension Trust affiliate.
