This time, the developer has picked a spot that's within walking distance of the CentrePort Station, a Trinity Rail Way Express stop. The 1,300-acre CentrePort is the region's only business park that's serviced by the commuter train, which shuttles between the Ft. Worth and Dallas CBDs. To date, Koll has developed 500,000 sf of space at CentrePort with tenants including Qwest, Communications Test Design and a 250,000-sf telecom hotel and has under construction a 179,922-sf spec industrial facility, CentrePort Distribution II, at 14951 and 15001 Kingsport.
The $15-million CentrePort Office Tech I, says Bill Guthrey, Koll's vice president of marketing, is being tailored to call center or other dense office users, particularly clicks who need bricks. Ten top-tier fiber-optic providers service the development, which boasts two power grids. "This kind of infrastructure is in demand by today's office users," says Guthrey.
The CentrePort Office Tech I, slated for an October delivery, will take up the southeast corner of Trinity Boulevard and Buckingham Road. Hardy McCullah/MLM Architects Inc. of Dallas designed project, with Leeming Architects of Irving selected to serve as landscape architect. A general contractor has not been chosen.
The CentrePort development effectively serves as a gateway to the southern entrance of the Dallas-Ft. Worth International Airport. Koll Corporate Development holds the managing and marketing contract for the master-planned development, owned by AEW Capital Management. Started in 1980, the development today houses about 70 businesses, with more than 30,000 employees, 2,000 apartments and a 295-room Marriott Hotel. Its centerpiece is the 350-acre Campus at CentrePort, a master-planned office park.
