One industrial warehouse is located at 2005 Turning Basin Dr. on Loop 610 between Galena Park and Jacinto City in southeast Houston. The other property is located in northwest Houston at 8760 Clay Rd.

Weingarten broker James Bretting has negotiated a 42,808-sf lease in the Turning Basin Drive warehouse to Sam Hue Plastics Inc. Caleb Lawson of Caldwell Watson Real Estate Group has represented Sam Hue Plastics in the pact.

Kelly Landwermeyer, another Weingarten broker, has put together 300,000 sf in industrial leases at the Clay Road warehouse. Ron Roberson of Caldwell Watson represented the tenant, Southern Warehouse Corp., in the negotiations. Landwermeyer tells GlobeSt.com that Southern Warehouse had taken 100,000 sf, and then decided to beef up its holding to 200,000 sf, leaving just 30,000 sf vacant. According to Landwermeyer, Southern Warehouse Corp. is a public warehouse company that currently has a short-term lease at the property.

The Clay Road building is more than 30 years old and had been originally built by Brown & Root for Sandvik Rock Tools as a manufacturing facility. Sandvik had closed the facility at the end of 1999, selling it to Weingarten Luftkin Inc., a subsidiary of Weingarten Realty Management Co., explains Landwermeyer.

Weingarten has pumped almost $3 million into property renovations to convert it from a manufacturing site to warehouse-distribution space. The end result is a second-generation warehouse. Landwermeyer says the building sits on 25 acres that could be developed into a campus or other buildings added for more industrial space. The existing building has been retrofitted with new lighting, dock doors and dock levelers. The price for space in this stand alone, Landwermeyer tells GlobeSt.com, is below market level. D & C Contracting had completed the renovations for Weingarten.

Landwermeyer says the property is relatively unique because it most closely fits the profile of a public warehouse facility, but it is located in northwest Houston near Compaq, one of Southern Warehouse's accounts. Whereas, most of the city's public warehouse space is situated in the eastern or southern corridors.
