The facility has two buildings, each with three stories. It stands in the 23200 block of Mill Creek Road and was built in 1984.

The complex is more than 90% occupied by about 20 businesses, says Alan Pekarcik, a Voit Commercial broker who worked on the deal. Tenants include Guinness Bass Import Co. and Winstar Wireless Inc.

The buyer is a locally based private partnership known as Save-Most Desert Rancho Ltd. It was represented by Pekarcik and Tyson Theel, who both work out of Voit's Irvine office, and by Rob Mitchell, who is stationed in Voit's Anaheim Metro office.

The seller, Capital Pacific Holdings Inc., was represented by Gregg Herbert and Jeff Hanson of Grubb & Ellis' Newport Beach office.
