With the move comes $600,000 of improvements to the property, owned by Principal Life Insurance Co. of Des Moines, John Lancaster, vice president of The Industrial Group, tells GlobeSt.com. A $100,000 rail spur improvement is under way at the new location as is $500,000 of interior cosmetic and basic upgrades to accommodate Prime Source. Westcliffe Construction of Dallas has been contracted for the building improvements.

Prime Source presently is located in about 70,000 sf at 1800 John Connally Drive, also in Carrollton. It is one of the nation's largest wholesale distributors of building materials, employing more than 1,000 people at 39 US distribution sites. Prime Source is a division of Itochu International.

Prime Source will be moving into space that's being vacated by Shippers Warehouse, which now occupies the entire 356,855 sf at 2115 Beltline Rd., says Lancaster, who has represented the building owner along with Thomas Smolik Sr., TIG senior vice president, in the transaction. Mark Miller of the Robert Lynn Co. in Dallas has acted on Prime Source's behalf. The 10-year lease carries an average rate of $3.60 per sf net over the life of the pact, according to Lancaster.

Principal Life Insurance had acquired 2115 Beltline Rd. in spring 2000. The property had been developed as a big box in the mid-1970s for AC Delco and has changed hands a number of times. A 30,000-sf office addition had been incorporated into the building design in 1990.
