The $7.2-million Highland Flats III is the third phase by the developers, who head Platte View Development Corp. Tamburello also is the broker-owner of Distinctive Properties LLC, and has sold several large parcels in the area to other developers.
Units range in size from 955 sf to 1,655 sf and carry price tags of $189,000 to $565,000. The average price is $244 per sf. The first phase had gotten under way in 1998, with units then fetching an average of $120 per sf.
Mark A. Schlang, principal of Tomas Lang Architects is designing the project, while the general contractor is Jeff Lehman of Palace Construction. "Our challenge was to maximize the views while respecting the scale and character of the Highland neighborhood by stepping the sides of the building, allowing the maximum possible views for each unit," says architect Schlang.
Before marketing had launched, Tamburello says he had sold five units. The lofts, averaging 1,300 sf, are being snapped up by single professionals, primarily in late 20s to early 30s, who earn on the average of $80,000 to $90,000 per year, he says.
