The class A, four-story facility will provide 126,000 sf of office space at the corner of Grand Avenue and Nash Street. Each floor will contain 31,500-sf floor plates and plastic laminate partitions, allowing the building to accommodate tenants of all sizes.

The project, Grand Avenue Corporate Center, is being developed by Phoenix-based Opus West Corp. and built by the Opus West Construction Corp. Completion is slated for the third quarter of next year.

Designed by LA-based Nadel Partners, the facility will feature a two-story lobby composed of granite, stainless steel and frosted glass elements. Offices will feature floor-to-ceiling glass walls.

With its close proximity to Los Angeles International Airport, El Segundo has long been a favorite of the aerospace industry. Technology companies started moving into the area more recently, drawn in part by rent levels that are much lower than those for space in the West LA market about 15 minutes to the north.

David Drummond and Eric Lastition of Colliers Seeley International's nearby Torrance office and Craig Meyer of the firm's West Los Angeles office will handle marketing and leasing duties, says Gary Toeller, vice president of development for Opus West's LA office.
