The Houston-based company will be managing and leasing 34 Peachtree, a 31-story, 286,000-sf office building in downtown Atlanta. Built in 1961, the building is 90% occupied. Williford Property has worked with Simmons, Vedder through the due diligence portion of the sale, company president, Jeff Williford tells GlobeSt.com.

Williford also manages Simmons, Vedder's Houston buildings, including The Reserve at Westchase, Enclave on the Lake, and the Reserve at Greens Crossing Phase 1 & 2. Williford also manages the largest office building in downtown Corpus Christi, One Shoreline Plaza, another Simmons, Vedder building. Williford will handle the leasing as well as the management at 34 Peachtree. In total, the two-year-old company manages 13 properties and 1.75-million sf, says Williford.

Williford says the company's background is in the management of high-quality, class-A assets. Although 34 Peachtree is not a class-A building, Williford says he plans to apply the same tactics to its management as he does class-A properties. He says his company offers more service than the normal management group, "We work to get to know customers at a higher level," he professes.

Simmons, Vedder & Co. specializes in the acquisition and development of commercial real estate properties. The Austin-based company has developed more than 50 million sf of office, retail and industrial space in the Atlanta, Austin, Baltimore, Houston, Orlando, Philadelphia and Washington DC markets. Tom Simmons and Wolf Vedder are the firm's principals.
