Austin and the Airport-South Austin markets have maintained particularly strong numbers over the last two years, says senior consultant Lori Napier of PKF Consulting. The most recent occupancy figures show an overall Austin occupancy of 74% in the last quarter and 78% in the airport-south Austin submarket. That area leads the city, although the downtown submarket is just slightly under 78%.
Those are strong numbers, and especially strong numbers because of the lack of retail space and amenities around the new airport site, Napier tells GlobeSt.com. "When the airport moved, there was a lot of concern because the closest hotels near the old airport were the ones around Highland Mall," Napier explains. "They had the mall. They had restaurants. Down south, people were saying to themselves, 'What's going to happen in this market?' And, of course, we've seen construction happen."
Most of that new construction are smaller franchise properties such as Holiday Inn Express, La Quinta and Hampton Inn. Amerisuites and Comfort Suites are under construction and a Super 8 sign is up on property in the area, too. Still, the market is small with only 31 hotels with 3,700 rooms. Announced or anticipated construction likely will bring another 12 properties with 1,200 rooms to south Austin.
The only full-service hotels are the Airport Hilton - the converted Donut at Austin Bergstrom Air Force Base - and the Marriott. That's about 500 upper-end rooms.Senior Vice President John Keeling of PKF Consulting in Houston says 65%occupancy is usually the make-or-break number in a hotel market. Any higher and there's demand for new rooms in the market. Any lower and the pressure for new construction usually disappears.
