The building is comprised of six retail spaces on the first and second floors and office space, as well as a penthouse with a roof garden. Its floor plates are 4,200 sf.
Tulkoff describes the area as a "bridge neighborhood," referring to its position between Flatiron section and Times Square and notes what she terms the area's "desirability."
Tulkoff was brought to D.G. Hart to direct the firm's investment sales in 1999 after 20 years in the management and brokerage fields. Tulkoff's fellow broker on this deal, Dadourian, founded the firm in 1991 with Joseph G. Genovesi. Its offices are at 415 Madison Ave. and 168 Canal St.
