Although it is surrounded by traditional condominium projects, Guerrero tells GlobeSt.com that La Vista's combination is unique. "The idea is to live, work and play in the same building," Guerrero says. "You would own your condominium and if you wanted an office there, you would lease your own office space."

The first-floor retail is fully leased. Café Mia, which has locations on Far West Boulevard and Westlake Hills, has picked up the entire 8,000-sf first floor. Along with a restaurant, Café Mia will offer take-out food, green grocer, wine and beer, coffee bar and fresh flowers.

Floors two, three and four are executive office suites for a total of 24,000 sf. A leasing agent has yet to be named. The 19 condominiums are ideal, says Guerrero, for lobbyists, university professors and those companies that are looking for a corporate apartment in Austin and available office space. Five condominiums have been reserved "with virtually no marketing," she says. Construction should take a year to complete.
