Enviro-Kleen Enterprises Inc. has nearly doubled its space in a relocation within the 529,000-sf, multi-building Northgate Business Park. The five-year lease fetches $4.75 per sf net for building owner, Kennedy & Associates, Helen Hudson of TIG tells GlobeSt.com.

Enviro-Kleen, a distributor of environmentally safe industrial cleaning products, will be moving in April 1 to 6,138 sf in the 56,219-sf Building 26, located at 11450 Pagemill Rd. It currently occupies 3,863 sf in Building 27. Enviro-Kleen's new office-warehouse space is being vacated by Hudson Rush Associates, which is downsizing to about 2,400 sf of office space in the business park. The industrial materials supplier has inked a three-year lease, at the going rate of $6.50 per sf net, for the 61,629-sf Building 9 at 9762 Skillman, says Hudson. She is the sole broker on the leases, representing the building owner.

Northgate Business Park, located north of LBJ Freeway in Dallas, boasts an occupancy in the high 90% range for spots going from as little as 1,200 sf to as much as 80,000 sf.

In another TIG-negotiated lease, broker Kacy Jones has signed Pinkerton Systems Integration Inc. to 5,955 sf of office-warehouse space at 2033 Chenault in the Metropolitan Addison submarket of Carrollton. Pinkerton, which had relocated to the spot in March, has signed a five-year lease with an adjustable rent that starts off at $11.90 per sf plus expenses, Jones says.

Pinkerton has relocated from 4887 Alpha Rd., situated two miles away. Jones has acted on the tenant's behalf while building owner Harkinson Investment Corp. has used in-house broker Mark Tharp to negotiate the deal.
