Duffus, who could not immediately be reached for comment, reportedly plans to market the units for about $375/sf, or between $300,000 and $800,000 per unit. At 1607 Summit, the site lies just north of Summit and Pine Streets.

Property records from First American Title show that Duffus purchased the .14-acre site last August from Sam Long, the owner of Jungle Recording. The sales price for the property, which has an 1,800-sf recording studio on a portion of it, was $575.000. The studio, built in 1924, will remain on the lot and be leased back by Long.

Another Duffus condo development set for groundbreaking this summer is Willows on 10th, also designed by Runbert. That project will contain 26 condos located on Queen Anne Hill.
