A-1 Plumbing Contractors purchased a 9,800-sf office/warehouse at 5200 W. Bethany Home Rd. The building, which is in Glendale, is on 1.5 acres. The company plans to relocate from a smaller facility near Sky Harbor International Airport. That building has been purchased by the Arizona Department of Transportation.

The parcel is just west of Grand Avenue and the Burlington Northern Santa Fe Railroad line. Interstate 17 lies about three miles to the east.

Lease rates and building prices have been on the rise near the airport as more and more tenants desire to be near the airport and confluence of freeways that pass nearby.

At the start of the year, the office vacancy rate near the airport was 5.7%, compared to 9.95 overall. Industrial space north of the airport area at the start of the fourth quarter had a vacancy rate of 5.48%, compared to an overall rate of 7.69%.

The Phoenix office of DAUM Commercial Real Estate Services, with brokers Skip Corley Jr., David Wilson and Jeff Hulseweh, represented the seller, Eugene Curtis, a private investor.
