"We looked at Round Rock and we saw there was a real need for a grocery store out in this area," says Allen. "We have a lot of new development in the area, houses and apartments, and the closest H-E-B was on (Highway) 79."

The shopping center, next door to the Dell Computer campus, has sparked a healthy response from potential tenants and is close to fully leased, Allen says. Tenants will include a Starbucks Coffee, Blockbuster Video, Verizon Wireless, TGF Haircutters, Twin Liquors and Today's Vision. La Fiesta Restaurant of Waco also has leased space and another is out on Quizno's Classic Subs. "This is a neighborhood center. It's for the people who live in the area," Allen says. "It's not a power center or La Frontera."

Endeavor has developed, leased and will own Greenlawn Crossing. Wendy's restaurant and Bank United have pad sites in the project. The entire shopping center should be up and running by July 31, Allen says.
