Responding to south San Diego's need for new industrial buildings to serve a diversified and emerging industrial market, Master Development bought the land from Japanese circuit-board manufacturer CMK Corp.

Louay Alsadek and Darren Mullins of BRE Commercial/NAI represented Master Development in the transaction and will be handling marketing of the project. Ken Tsukahara, VP of Colliers Parrish in San Jose. represented CMK. Master Development will act as the owner/builder and Irvine-based Ware & Malcomb will serve as the project architect.

Located on the southeast corner of Britannia Boulevard and Siempre Viva Road, Britannia Corporate Center will be near the international border. The new center also will be within miles of the future 905 and 125 Freeways, both scheduled for completion by 2007.

Britannia Corporate Center will encompass six divisible buildings ranging in size from 26,000 to 84,000 sf. Each building is located on a separate parcel, thus providing the opportunity to lease or purchase. Master Development expects to begin construction of the project in May 2001, with completion in the first quarter of 2002.

"A majority of growth will occur in the area of south San Diego in the next 10 years," says Bryan Bentrott, VP of Master Development. "This site is a prime location for importing and exporting goods, with more than 7,000 trucks crossing the Otay Mesa border each day and just three miles away."
