Having won the category at both the local and regional levels, CenterPoint will be considered by BOMA International in its annual competition. Should CenterPoint win, it will be honored at the organization's annual convention and The Office Building Show, to be held in June in Baltimore.

The eight-building campus is situated on 46 acres at 20415 72nd Ave. and was built in 1987 as Boeing Space Center East. IntraRock, a joint venture of Seattle developer Intracorp and Rockwood Capital Corp. of San Francisco, acquired the property in July 1999. Acquisition and subsequent improvements have run IntraRock about $70 million.

In judging buildings, BOMA looks at building standards, community impact, tenant and employee relations programs, energy management systems, building accessibility, emergency evacuation procedures and training programs for building personnel.

Amenities at the park include a 160-seat state-of-the-art conference center with high-end teleconferencing appointments, including a giant plasma screen. Employees of the center can take advantage of the 10,000-sf on-site childcare facility, a fitness center, and they will soon be able to enjoy a 10,000-sf full-service restaurant, which Rader says will be top of the line.

Jack Rader, CenterPoint's general manager, recently told GlobeSt that approximately 260,000 sf of space is currently available at rates of $17/sf to $19/sf NNN. A key tenant at the complex is Alaska Airlines, which leases 56,000 sf. Dan Foster of Pacific Real Estate Partners in Bellevue is the leasing agent.
