A 170,000-sf building will deliver in September and a 71,000-sf structure in October. The structures are geared toward support, logistics and distribution tenants. The entire Crystal Park development encompasses slightly more than 42 acres on the east side of Interstate 35 at FM 3406 north of Round Rock.

Duane Henley, Opus South's senior vice president of real estate, tells GlobeSt.com that these two buildings are meeting a continuing need for industrial space in the Round Rock area. "We're extremely bullish on the market and we still think there's demand in Austin for this type of industrial space," Henley says. "Even though the economy is slowing down, we still see an extremely high occupancy rate in this market." The industrial market in Round Rock is close to 98% occupied, Henley estimates.

Crystal Park's fully leased first phase contains 283,317 sf of industrial space in three warehouse-distribution buildings. Tenants include Trend Technologies Inc. and Ryder Integrated Logistics.
