Both companies are expected to occupy their new buildings by late this fall. The third and largest building is a three-story, 43,000-sf building available for multi-tenant or single users, and is located at 1805 E. Wayzata Blvd. The net rent for space is $17.50 per sf, and it is expected to be ready for occupancy by February 2002.

"There are very few new office developments in or near downtown Wayzata and that makes Wayzata Executive Park … unique," says Bryan Beltrand, a vice president at Welsh.

In fact, he says the location is one reason it is two-thirds pre-leased. The office complex is just east of downtown Wayzata and is just west of the interchange of Interstate 394 and Interstate 494, and is accessible to downtown Minneapolis.

The common amenities on the site will be underground and surface parking, an underground walkway between the parking garage and buildings, conference rooms, exercise room with showers, storage and vending area.

The property is owned by Wayham Development LLC of Golden Valley, which recently bought it from Hammer Residence Inc. A fourth building on the site will be owned and occupied by the Hammer Residence.

The contractor for the project is AMCON Corp of Burnsville, and Great Lakes Management Co. of Golden Valley will do the project management.
