Leasing activity for the park is strong, he further confirms. The four building, 260,000-sf complex is located at the northwest corner of Sam Houston Parkway-Beltway 8 and US Highway 59.

Jaggard says Beltway 8 Business Park is relatively unique in that it offers three different product types in one location. The park consists of two office-tech service buildings, with 26,400 sf each. These two buildings are designed for tenants requiring 70% to 100% office space with rear-loading drive doors. The third building is 73,500 sf and is a front-park, rear-load, dock-high facility with 18-foot clear height. About 30% of this office-warehouse facility is intended for office use. The fourth building is 133,000 sf, has 15% of its space designated for office use. It features a front park-front load warehouse, offering space from 14,000 sf.

Jaggard says this park will "fit the need for a variety of clients wanting new inventory in Houston's southwest market, which boasts an occupancy rate of over 95%." Indeed, according to research released by Cushman & Wakefield of Texas Inc., the southwest industrial market has 30,490,811 sf of inventory in comparison to the southeast's 50,283,116 sf. The northwest has a whopping 89,578,994 sf.

Vantage hopes to fill the need for more industrial space in the southwest with this new development. The property has been designed by WMD Designs, and affiliated company Dillard & Associates has served as general contractor. Vantage Construction Management has been the construction manager and Guaranty Bank has provided construction financing. Vantage has been responsible for the development of more than two million sf in the past two years. The company specializes in build-to-suit; design-build; property management; leasing; and investment-sales of industrial real estate.
