The 69,300-sf office and call center is located at 3550 Bovington Dr. in Far North Dallas, near the Addison Airport and Dallas North Tollway. Daytona Beach, FL-based Budget has signed a 15-year net lease with renewal options for the site. John Robinson and Mike Gosslee of Cushman & Wakefield of Texas Inc. have brokered the deal. Morgan Stanley Dean Witter office in Plano has handled the financing for the two-story office building.

A company source tells GlobeSt.com that this might not be the only deal in the BentleyForbes-Budget pipeline. "It's the first. We'll have to wait and see," GlobeSt.com has been told.

BentleyForbes also owns the Izuzu Motors office-distribution facility in Grand Prairie, which had been bought in a three-property deal that contained 738,000 sf. BentleyForbes' Texas portfolio also consists of a 9,200-sf building in Beaumont; 36,000-sf structure in Pasadena near Houston; and 43,764-sf facility in Irving. Vallen Safety Supply Co. occupies all three structures. BentleyForbes' nationwide portfolio is valued at more than $700 million and consists of office buildings, industrial parks, warehouses and shopping centers.
