A brokerage with a flair for handling high-end single-family homes and condominiums, EWM is leasing office space at 1700 Las Olas Blvd. in the heart of Fort Lauderdale's waterfront residential district.
"That area of Broward County along the waterfront is where the most expensive real estate is located," Ron Shuffield, Esslinger-Wooten-Maxwell president, tells GlobeSt.com. The decision to open the office in April--the firm's 10th location in Florida--comes as condominium sales in Broward County are reaching all-time highs.
"In Broward County last year, of all the homes sold through the Multiple Listing Service, exactly 50% were condominiums," Shuffield tells GlobeSt.com. "In Miami-Dade County, 46% of all sales were condominiums. I believe those numbers will continue to increase, because we just don't have a lot of room left for single-family homes."
The decision also creates new competitive pressures in the urban market, considering the South Florida Regional Multiple Listing System ranked Esslinger-Wooten-Maxwell as the top seller of homes valued in excess of $1 million.
The firm, the top producer in total dollar volume for closed homes sales in Miami-Dade County, produced sales of $1.3 billion last year through all of its South Florida offices.
