Endeavor Real Estate is developing the 83,000-sf project at the intersection of Ranch Road 620 and Lohmans Crossing. Broker Tim Allen says retail has been limited and made difficult in Lakeway due to population and topography. "For years and years, there was only one Randall's out here, and then H-E-B came into Bee Caves and started pulling business away from Lakeway," Allen tells Globe St.com. "The other grocers saw the success of the project and now you see a real interest."

The stone-and-brick Vista Ridge, which sits on 28 acres, will be anchored by a Randall's grocery store. An existing Randall's currently sits across the street from Vista Ridge. The space in Vista Ridge will allow the grocery to almost double in size, from 30,000 sf to 58,000 sf, Allen says.

Allen is not surprised by the growing interest in Lakeway. Last year, 455 new single-family home and 100 new condominium units were platted in the city. "I'm sure other grocery stores will follow our lead," Allen says. "This area is starting to explode."

Randall's will be supported by another 25,000 sf of retail space. Allen calls the response from retailers "fantastic." Tenants will include Blockbuster Video, Starbucks Coffee, TGF Haircutters, Subway Sandwiches, Guadalajara Mexican Food and Hangers Dry Cleans. Spaces of 1,500 sf, 2,500 sf and 2,800 sf - remain up for lease in the shopping center.

Allen expects to turn over space to tenants in about four months. Endeavor Real Estate had bought the land from Stratus Properties and manages it.
