The spec distribution building will rise on a 33-acre site near the intersection of Interstate 5 and US 99, a Tejon Ranch executive says. When completed, the facility will encompass 650,000 sf and stand near the 1.8-million-sf Western North American Distribution Center that is currently under construction for home-furnishing giant IKEA.

The development partnership is known simply at Tejon/Dermody Industrial. Land construction value for the new project is estimated at $19 million.

Construction of the spec building will begin next month. Bakersfield-based Guinn Construction has been chosen as the grading contractor and Fulmer Construction of Santa Ana has been named the general contractor. The building is designed by Newport Beach-based Hill Pinckert Architects, and completion is expected by the end of this year.

Kern County is LA County's northernmost neighbor. Though development in the area has been scarce, many brokers say Kern is destined to become a boomtown because there's little industrial space left in Los Angeles County, and Kern is traversed by Interstate 5, Southern California's busiest highway.

Interstate 5 is commonly called "the Grapevine," but even Kern County locals can't agree why. Some say it's because novelist John Steinbeck wrote about I-5 in his Pulitzer Prize-winning book, The Grapes of Wrath. But others say the highway got its moniker years earlier, when several smaller roads started to grow off of it--much akin to the tiny branches that grow from a thick vine of grapes.
