Built in 1980, Houston Wayside Business Center features eight buildings with 200,00 sf of office/warehouse space. Six of the eight buildings are grade level with one semi-dock and one high dock. The complex is owned by Houston Wayside Business Center Ltd., a California-based group, says Reilly.

According to Reilly, the anchor tenant for the property is Auchan Hypermarket. Auchan has a big box center on contiguous space fronting Loop 610 and additionally occupies approximately 30,000 sf of warehouse space in the park. Suites in the park range from 1,440 sf to 10,000 sf.

The recently signed leases are with Robinson International for 5,533 sf and Youth Empowerment Services Inc., for 14,276 sf. Robinson International is a commodities inspection and testing company. Reilly says the company had been occupying space about half as large in the complex before snagging the lab facility. Features such as lab benches, hoods and other necessities of a lab testing facility had been the attraction, says Reilly. Robinson had leased the previous space for approximately three years.

Reilly and colleague David Boyd had negotiated both leases on the owner's behalf. Linda Geiger of Robinson International handled talks for her firm. Jelani Williams of Elite Properties has represented Youth Empowerment Services in its 14,276-sf lease.

Youth Empowerment Services, a charter school, had been interested in the property for its large open rooms that are ideal for classrooms. Reilly says the office-warehouse aspect had made it more affordable than traditional office space. Reilly tells GlobeSt.com the submarket for Houston Wayside Business Center is ripe for land speculation and development, with occupancy rates extremely high.
