"This is located in the two or three fastest-growing zip codes in the city," David Berndt, president of Berndt Interests Inc., tells GlobeSt.com. "What we tend to do is to look for those areas that are below the area's retail growth and target those markets for development."

Bandera Pointe is much larger than most power centers, located on 100 acres at the intersection of State Loop 1604 and Bandera Road. The site will eventually be home to 800,000 sf of retail and restaurants. Even as tenants are moving into the first phase over the next three months, a second 125,000-sf retail phase of Bandera Pointe is being developed. Construction of the second phase is expected to begin in about five months, says Kevin Avondet, development partner of Berndt Interests.

Avondet says the one thing that is most striking about the project is just how quickly it has leased. The project, under construction for about a year, is already 90% pre-leased. Other tenants will include Barnes & Noble, Ascot, TJ Maxx, Old Navy, Rack Room Shoes, Linens N' Things, Dress Barn, Hallmark, Mattress Firm, Bath & Body, Payless Shoes, Great Clips and Red Fox Cleaners. Also coming are Westlakes Family Dental, James Avery, Wolf Camera, Babbages, Clothestime, The Avenue, Verizon, Subway, Sprint, Party Pig, Chili's Johnny Carino's, Frost Bank, Friedman Jewelry and Cool Cuts.

"The leasing occupancy rates in this project speak for themselves," says Cale Hahn, research director at Dallas-based Weitzman Group's San Antonio office. "The demand is on the northwest side of town. Retailers are not going out there in anticipation of growth; they're going out there to meet the current demand that already exists in the area."

Although others are under construction, this will be the first Super Target in San Antonio. The prototype includes a grocery store under the Target roof. Lowes, also a market newcomer, is the first serious competitor for the dominant Home Depot, which has two other locations under development and currently is scouting three additional sites in San Antonio.
