Arrowhead will occupy 75,400 sf as the inaugural tenant of East VillageSquare, an office, retail and entertainment development. East Village will frame the Park at the Park and provide views directly into the ballpark. Hines, the international real estate development and management firm, is serving as development manager for the project, and Burnham Real Estate Services/ONCOR International is the exclusive leasing agent.

Padres officials call the signing "a major step forward" for the ballpark and surrounding commercial district.

"We are very pleased to begin this exciting new relationship with Arrowhead General," says Larry Lucchino, San Diego Padres president/CEO. "They have been loyal Padres season-ticket holders for years, and our shared love of baseball and belief in the future of the Ballpark District makes for a unique partnership.

"Our vision for an urban ballpark neighborhood that combines America's favorite pastime--baseball--with a 24-hour live, work and play neighborhood is one step closer to becoming reality," says Lucchino. "We knew that this special venue would appeal to corporations who want to be part of the synergy that will result from the ballpark; convention center expansion; and surrounding hotel, retail and restaurant development."

East Village Square comprises three buildings--appropriately named "Right Field," "Center Field," and "Left Field"—that will total 340,000 sf of office space and 185,000 sf of retail space. Arrowhead General will move into its space on the third and fourth floors of the eight-story "Right Field" building in late 2003.

Pat Kilkenny, chairman of Arrowhead General, one of the nation's largest privately held insurance general agencies, calls the signing a "once-in-a-lifetime business opportunity."

"Given the nature of our business, we could have located anywhere in San Diego County. However, we enjoy being Downtown and East Village Square takes the urban experience to a whole new level."

Bradford Perry, Phil Monroe and Sally McGraw of Burnham represented the San Diego Padres/Downtown Development Inc. Burnham SVP Barry Mahlberg represented Arrowhead General.The East Village Square design team includes design architects Antoine Predock Architects and Carrier Johnson, and executive architect Langdon Wilson.
