Internet Machines, a developer of network processors and switch-fabric solutions for high-speed carrier and Internet infrastructure equipment, has inked a lease for 5,886 sf of office space at 7700 Irvine Center Dr. in Irvine. Total consideration for deal was $1,041,822. The company will use the space as a design center.

Broker Brian Doner represented Internet Machines Corp., while CMG Real Estate represented the former owner, Seventy-Seven LLC.

In the a separate deal, the Erdtsieck Family Trust purchased a 22,889-sf office building from Olive Street Partners, which is based in Japan. The transaction was valued at $2.3 million. Located at 4501 E. La Palma Ave. in Anaheim, the building is 95% occupied, with Sanwa Bank as the anchor tenant.

Broker Chris Migliori represented the new owner, Alex Hayden of CB Richard Ellis' Anaheim office represented the seller.
