Voit Fica Partners LLC, based in Newport Beach, sold the building located at 2290 Cosmos Court to Louis Grondona, a private investor fromFremont, CA.

Dennis Visser and Joe Anderson of Business Real Estate Commercial/NAI's North County office represented the seller. Dave Worden of Windward Commercial in Half Moon Bay, CA represented the buyer.

The Carlsbad market is anticipating continued rent growth this year as very little new product is under construction in the area, according to Visser and Anderson.
