"This is one of the hottest areas in the county," Ross Dunn, president, tells GlobeSt.com. "Property values there are from $30 to $65 per sf." He doesn't expect it will take long to seal a deal, particularly since he has been receiving 10 to 12 calls per day. He anticipates the site will end up holding an office building for those companies eager to escape high rental rates in the CBD's Midtown corridor. Dunn says 16,000 to 20,000 vehicles a day pass the property.

According to Dunn, a family estate is selling the site, which had once housed an adult movie theater. The 5,600-building had been constructed in 1928, but the property's value lies in its location more so than anything else.
