Pacific NW broke ground on a 76,000-sf building last year for ADC Broadband, from which it acquired the land for the park late last year for $7.7 million. The property can hold a total of 335,000 sf, and the company is currently seeking permits for three new buildings that would add another 130,000 sf to the park, the first of which would break ground this year and be approximately 40,000 sf.

"The idea is to be only the length of construction away on the next two buildings and have 40,000-sf ready to go right now," says Paul Breuer of Colliers International, the exclusive leasing agent for the project. The buildings will support limited dock loading, but Breuer expects a high percentage of the space to be built out as office. Rate for the space is set at $1.15 per sf, with a $20 per sf tenant improvement allowance.

The site is one of the last significant developable parcels within the urban growth boundary. Mildren Design Group is the architect and R&H Construction is the general contractor of Tanasbourne Park. ADC, which makes telecommunications equipment, is planning to use the new building for its engineering and product development division. The company recently relocated its headquarters to Minnesota from Science Park Drive in unincorporated Washington County.
