CB Richard Ellis Senior Associate Al Gutierrez, who brokered the deal with colleagues Frank Tomasulo and Paul Hoffmann, says that the company is relocating its operations (Yellow Pages division) from 12,000 sf of space it currently occupies at 399 Knollwood Rd. in White Plains. Cushman & Wakefield of Connecticut's Greg Frisoli and Andrew Carney represented the owner in the transaction--Ivy Equities.

Ivy is the owner of the five-story, 117,000 sf 2975 Westchester Ave. property as well as the 399 Knollwood Rd. building, known as the Crosswest Office Center. The Crosswest totals 143,548 sf.

The five-year lease with Verizon brings the 2975 Westchester Ave. building to approximately 94% occupancy, Gutierrez estimates. The company will be utilizing the office as a combination sales and training facility.
