The project, located at 8220 Crosspark, is scheduled to deliver in October. The site is positioned across from Austin's primary post office with access to Interstate 35 and Texas 183 and 290. The spec building will be located in the long-established Walnut Creek Business Park, a 700-acre, mixed-use facility off Cameron Lane.
Trammell Crow has purchased the five acres from California-based Steag Corp., a semiconductor vendor that's pulling out of Austin, Gail O'Connor, senior vice president of Trammell Crow Central Texas' Industrial division, tells GlobeSt.com.
"We think the northeast submarket and this location are a good match," O'Connor says. "This building project is on the main thoroughfare through Walnut Creek Business Park and offers good visibility and access." O'Connor says the space would ideal for a client such as an Applied Materials vendor. The building is flexible enough to be used for one user or a number of users, she says.
Walnut Creek Commerce Center will have 20-foot clear heights, 120-foot bay depths and 120-foot truck courts with four-foot rear loading doors. Trammell Crow will lease and manage the property. Browning Construction Co. is the general contractor.
