The plan is being proposed for a 300-acre farm near Antioch Road and 167th Terrace. The family of Scott Merrill owns land bound by 159th and 167th streets, Antioch Road and U. S. Highway 69. The family helped pay for the feasibility study done by the Mid America Regional Council and the Home Builders Association of Greater Kansas City.

"We are not actually involved in pushing this particular project forward, but we are using it to show that there is an opportunity in the Kansas City area market for a traditional neighborhood development and this study was very positive in what it did show,'' says Marlene Nagel, MARC's director of community development.

Consultants Zimmerman-Volk Associates of Clinton, NJ performed the study and concluded that the land would be suitable for about 1,200 housing units, encompassing everything from apartments to upscale single-family housing.

Plans call for the houses to be built more in style with urban designs, on smaller lots and with garages that don't overshadow the house's facade. The study also showed a need for a community center or civic center within the community.

Build-out is expected to take about seven years. Prices for apartments are estimated to be from $750 to $1,250 per month and for townhouses to sell between $115,000 and $200,000. Single-family dwellings could be priced from $250,000.

The study showed that about 225 acres of land would be developed and the remaining 75 acres would be used for roads, infrastructure and wetlands. The review, based on an analysis of the numbers of houses and buyers in Johnson, Wyandotte and Jackson counties, saw a potential number of buyers or renters being about 5,500 people.
