Ornate Inc. will take 1,776 sf of the office space, while Cobourn, Linseisen & Ratcliff, an architectural firm, is renewing its 4,703-sf spot. The six-story, 19-year-old northwest office building has 126,015 sf and leases for about $18.50 per sf. Floor plates run from 550 sf to 10,000 sf. The building is located at the westbound feeder of Texas 290. Northwest One LP is the property owner.

Jay Kyle and Ace Schlameus of Grubb & Ellis Co. have represented Ornate Inc. The firm provides high-speed technology exchange services and utilities to commercial, residential and e-commerce businesses. Mary Descant, vice president of the office division for Caldwell Watson Real Estate Group, has acted on behalf of the building owner.
