The development's first phase consists of three buildings totaling 205,000 sf. Eventually, it will have 504,500 sf in seven buildings and 420,00 sf of airport ramp situated on 77 acres.

Murray Platt, who is leasing the project with fellow Grubb & Ellis Co. broker Mike Wafer, tells GlobeSt.com that they have letters of intent from several tenants who want space in the first building. Platt says cargo space is increasingly in short supply at the airport and WorldPort will provide the facilities to meet the demand.

The first buildings will be front-park, rear-load and dock-high designs, with 55,000 sf and 61,000 sf. Target tenants are airport-related companies in the freight-forwarding business, customs officials and handling and distribution companies. Additionally, a 90,000-sf air cargo facility with access from aircraft on the west and truck dock-high locations on the east will be constructed. This facility will be directly marketed to air cargo tenants.

Bovis Lend Lease is the general contractor. Lcor Inc., based in a Philadelphia suburb, is the most recent addition to the development team, which also includes Denver-based Fulenwider, Prather and Thompson LLC. Platt says Cal Fulenwider and his family own thousands of acres around the airport.

In other deals, Lcor recently had served as prime contractor for the General Services Administration's $300-million Foley Square Federal Office building in lower Manhattan.Through a subsidiary, it also had been interim development manager for AMTRAK on the redevelopment of New York City's Penn Station. Other Lcor projects include the one-million sf Chicago Title and Trust Center in Chicago; an 840,000-sf office for Independence Blue Cross in Philadelphia; a 268,000-sf building on New York Avenue in Washington, DC and the 1.5 million-sf 101 Hudson St. building in Jersey City, NJ.
