Cushman and Wakefield of Texas Inc. broker, Alan Parker, tells GlobeSt.com his clients are bullish on single-user buildings with approximately 10,000 sf positioned inside the loop. 7045 SW Inc. plans to use the site for a cosmetology school that will be run by Houston Training Schools. The two-story, paneled building is located across from Sharpstown Mall. Parker says the building had been the headquarters and general office for Weight Watchers Houston operations.
Buyers want to own their offices instead of leasing and they don't want to deal with tenants, says Parker. The rent control offered by ownership makes these small office buildings a find. He says that and the site's parking accommodations had precipitated the buy decision. Stephan Robinson of Coldwell Banker has represented seller FLN Investments.
Also, Parker recently has closed on a 19,200-sf industrial warehouse lease at 5910 West by Northwest. US Aluminum Corp., based in Waxahachie, TX, will use the structure to fabricate aluminum doorframes and doors for the commercial market in Houston. The tenant is a subsidiary of Los Angeles-based International Aluminum.
The West by Northwest building is a 100,000-sf multi-tenant building owned by Sealy Warehouses' Houston division. Office Depot and Best Buy are lead tenants in the industrial park. Bill Rudolf of CB Richard Ellis has represented the building owner.
