Kevin Gordon, president of the local franchise, Lone Star Doughnuts LP, tells GlobeSt.com that the CBD is a prime market since there are no other doughnut stores in the submarket. And, he says, it's important to get a spot in the hot market before the revitalization settles down and available space is near impossible to find.

According to Gordon, this is the franchise's fifth store in the Gulf Coast area and four more are coming. He says it normally takes 90 days to build, but the scaled-down CBD location will only require 60 days. A typical store ranges from 3,050 sf to 3,750 sf, says Gordon. The CBD Krispy Kreme won't have a drive-through window so it is designed with 2,757 sf.

Lone Star Doughnuts is leasing the space from Woodbranch Partners through Woodbranch's management company, BMS Management. Gordon says the lease is for 10 years with two five-year options. Gordon is eyeing the West University and FM 1960/Champions submarkets to launch two more Krispy Kreme stores this year.

The CBD store features entrances from Main and McKinney, tunnel access directly into the store, counter-top and table seating, short-term parking and the famous doughnut-making machine that rolls out more than 200 dozen doughnuts per hour.

Other Krispy Kreme locations in the Houston area are the newest store at 7630 Highway 6 N. in Copperfield; 5930 Richmond Ave. at Fountainview; 510 West Bay Area Blvd. in Clear Lake; and the original Houston store at 12403 Westheimer.
