"This is VoiceStream's first Downtown location," says Kim A. Mogull, senior vice president MRH Real Estate Services Inc. and the retailer's exclusive leasing agent on the East Coast. "They had been looking Downtown for quite some time but were unable to find the right location. VoiceStream was very particular about their first Downtown location. They really waited for the right store because they wanted to be on Broadway between Pine and Fulton streets."
The location VoiceStream chose, 4,525 sf on the ground and mezzanine floors in a 10-year deal, used to be home to a Hallmark store until the retailer left their lease early. "Hallmark had three levels that we decided to divide to accommodate two users," says Andrea Setian, vice president of the retail group at Jones Lang LaSalle who represented the owners, AMG Realty Partners. "We put Alan David, a men's clothing store, on the second level and VoiceStream took the remaining space."
"There was a lot of interest from food/restaurant users but we really thought VoiceStream was a good use for the building as an amenity for the tenants," Setian notes. "Also, we felt the retailer would do well in that Downtown area because the building is well-situated with a lot of foot-traffic."
This is the fourth new store VoiceStream has taken in Manhattan in the past year. Their other new locations are 2409 Broadway, 715 Lexington Ave. and 485 Madison Ave. "Now VoiceStream is going to concentrate on building out their existing stores. There will be expansion in Manhattan by year end," Mogul says.
