J.W. Roberts Co., a Houston-based manufacturer's rep for PVC pipe, has taken a 72,000-sf dock-high distribution center while Auto Fit, an auto parts distributor, has moved into a 32,400-sf warehouse. Auto Fit's new distribution warehouse is located at 4555 Airline Dr., a holding of St. Paul Properties.
Jude Filippone of Transwestern Commercial Properties has represented St. Paul Properties. Chris Caudill of Grubb & Ellis Co. has acted on Auto Fit's behalf. Caudill tells GlobeSt.com the property is a good fit because Auto Fit can now neighbor its customers, the Shephard Drive auto body and parts shops.
J.W. Roberts Co.'s 72,000-sf warehouse is situated at 1903 Tellepson. The building, owned by BCO Houston Industrial Ltd., is part of Gulf Freeway Business Center.
Caudill again has acted on the tenant's behalf along with Grubb & Ellis broker Doug Nicholson. Caudill says the space represents an expansion for J.W. Roberts, which has been in business in the Houston area for 23 years. The firm, he says, simply has outgrown its other location. Steve Hazel and Mike Handel of Insight have represented the building owner.
Caudill also has hawked 2.24 acres along 1400 Brittmoore Rd. to 1400 Brittmoore LP. He tells GlobeSt.com that the buyer plans to build the Rhythm Room Rehearsal Studio on the property. Caudill says the buyers had been searching for industrial space that would be prime renovation material. But, the availability of 10,000-sf to 15,000-sf warehouses is so sparse that it had been decided to buy land and build a studio tailored to the Rhythm Room's needs. Vacancy is extremely low in user warehouses right, says Caudill. He has represented the buyers and seller Quintanilla Real Estate Group has used in-house broker Ted Payton.
