Sol Vista, formerly known as Silver Creek, is two miles south of the mountain town of Granby and 15 miles north of the ski resort of Winter Park that is owned by the city of Denver. The resort also is positioned 78 miles west of Denver.
Come April 23, Sol Vista will begin presales for Twin Saddles. Units range in size from 1,000 sf to 1,600 sf and prices range from $198,000 to $500,000. Cipriani says 65% of the units at Twin Saddles must be sold before construction begins. She is optimistic that construction will start in June.
Last year, Ironwood Builders had constructed the $30-million Kicking Horse Lodge, the first new construction in the resort in 15 years. Investors quickly snapped up those units. Unlike Kicking Horse, Twin Saddles will include a restaurant, lounge, fitness center and pool, Cipriani says. She says that Twin Saddles is so key to Sol Vista's village, that she has decided to develop it herself instead of forming a partnership with a builder, as she did with Kicking Horse.
Twin Saddles is John Sproule & Associates of Boulder is Twin Saddles' architect and TCD Corp., based in the Colorado ski resort town of Steamboat Springs, is the general contractor. Maverick Real Estate Corp., based in Vancouver, B.C., will market the units.
Cipriani says three banks are competing with each other to provide construction loans on Twin Saddles. And, she quickly assesses, she doesn't think the stock market's turmoil will hurt Twin Saddles' sales at all.
