First Industrial Development Services will officially break ground on the First Arrowhead Commerce Center, a 203,000-sf business park in Peoria at 84th Avenue and Kelton Lane. The business park is just south of Bell Road, west of the Loop 101 and adjacent to the Arrowhead Towne Center, a major retail site, and the Peoria Sports Complex.
The first building to be built in the park will be a manufacturing and office building for golfwear manufacturer Antigua, which has completely leased the 109,730-sf building. Antigua is relocating its corporate headquarters to First Arrowhead Commerce Center from Scottsdale.
Construction on three other industrial and office buildings in the park will begin immediately, with completion scheduled for this fall. First Industrial Realty Trust is building three flex-tech buildings totaling 93,950 sf, which can be used for office or light industrial use.
The Deer Valley area of metropolitan Phoenix has been among the most active submarkets for industrial and office development, as more and more tenants and company owners are attracted to the area for its cheaper housing, abundant labor pool and convenient access to the freeways with the completion of the Loop 101 on the west side of Interstate 17.
There is more than 500,000 sf of industrial space under development in the area and another 750,000 sf of office space under way there.
Patrick Hayes Architecture of Scottsdale handled the center's design, while Layton Southwest Inc. of Phoenix is the general contractor. The Phoenix office of CB Richard Ellis, with brokers Bruce Campbell and Susan Evans, is the listing agent on the project.
