IEC Inc. is moving into 2,337 sf at Summit Tower, located at 11 Greenway Plaza in the Greenway submarket. Grubb & Ellis brokers, Ace Schlameus and Jay Kyle handled both sides of the transaction for the class-A spot. RealtiCorp. Inc. of Greenville, NC is the building owner.

According to research published by Grubb & Ellis, the 10.5-million sf Greenway office submarket has a 9.4% office vacancy. Class-A space is commanding a rental rate of about $21.90 per sf, slightly below Grubb & Ellis' estimated suburban average lease rate of $22.46 per sf.

Grubb & Ellis also has secured a lease for a Texas Attorney General's office, which will be moving into 922 sf of class-B office space in Regency Square Tower at 6200 Savoy. Grubb & Ellis broker Kristen Porter has represented the building owner, Unilev Management. The attorney general's office has been represented by in-house broker Ray Bird. The Regency Square Tower is a 12-story, 219,000-sf structure. The building's advertised leasing rates are $15.50 per sf. The 23-year-old structure has floor plates that range from 1,600 per sf 14,200 sf.
