The project is going up at the southwest corner of the Loop 101 and Bell Road, east of Perimeter Drive and just north of the golf course. Scottsdale Airpark Municipal Airport is just to the south of the property.
The 14-acre parcel is planned to have up to nine buildings, most of which will be office space with covered parking throughout. Office condominiums on the site, ranging in size from 2,000 sf to 32,000 sf, will be priced at up to $175 per sf. The remaining acreage is offered for $18 and $20 per gross sf. Up to 200,000 sf of space can be built on the site.
Scottsdale has some of the most coveted office space in the Valley. At the start of the year, the vacancy rate for office space in the area near the airpark was at 8%, compared to nearly 10% Valleywide. The submarket also had the most new office development during 2000, with more than 681,000 sf being built.
The Scottsdale office of Shea Commercial is marketing the space.
