Rates are starting at $2.50 per sf for the office space, which is located in LACS' central office tower. Geared toward entertainment firms, the available space is ideal for companies requiring from 500 to 50,000 sf, according to Stephan Smith, co-owner of LACS.
The 12-story building, which stands at 1201 W. Fifth St., is flanked on the north by six new 18,000-sf sound stages. LACS also includes a 400-seat theater, a 40-seat private screening room and areas that can be utilized for special events and parties, giving the complex a "campus feel that tenants wouldn't get in other areas," says Peter D. Brosnan, a spokesman for LACS. More than 80,000-sf of space has already been leased in the studio's Maryland Wing and Fifth St. Wing, which houses tenants such as Allnet Productions, Hollywood Locations and MTV Networks.
"I believe Downtown is a practical location for entertainment-related companies," Brosnan says. With a Downtown address, they can easily zip to studios in Burbank and the Westside and, at the same time, prime locations for outdoor film shoots are readily available to them. "It is a money and timesaver for them to be based Downtown," Brosnan adds.
Downtown is becoming a prime spot for office tenants, as businesses continue to flock to the area. "It's becoming very much the place to be," says Joe Faulkner of Grubb & Ellis' Downtown office. The area's office market is leading the county with a net absorption of 385,896 sf in the first quarter, according to a recent report published by locally based Cushman Realty Corp. Downtown was the only region in the county to experience a drop in its vacancy rate in the first quarter. Its rate fell 1.28% to 20.61%.
