Grubb & Ellis Co. broker Mark Lehman tells GlobeSt.com the location is the tile company's southwest regional distribution headquarters. Emser is based in Los Angeles. Lehman has represented Emser Tile while Ron Roberson of Caldwell Watson Real Estate Group has acted on the building owner's behalf. Hempstead Highway Development LP is the owner.

The 1 1/2-year-old warehouse is a tilt-wall, dock-high structure, with office and showroom space. Emser's business has blossomed since its first lease. Lehman says the southwest operation in Houston has proven to be a good sub-base city for the company.

According to research compiled by Grubb & Ellis, the northwest industrial market has more than 58.6 million sf of industrial space with a 7.8% vacancy rate. Rent is about 36 cents per sf for distribution space such as the Hempstead Highway Distribution Center.
