The new tenant is the world's fourth-largest oil company in activities such as oil and gas exploration, production, refining, marketing of refined products and international crude and refined products trading. Tim Relyea and Joe Peddie of Cushman Realty's Houston office in conjunction with Steve Burkett of the Staubach Co. have acted on the TotalFina's behalf. Building owner Metronational has used its vice president Randy Nerren to negotiate the pact.

"The building was in the process of a complete renovation and the space was built out perfectly to suit an oil company, which minimized out-of-pocket expenses," says Relyea. He says the quick deal has ensured a cohesive relocation schedule. One Memorial City Plaza is a class-A, 12-story, 236,000-sf office tower at 800 Gessner in west Houston.

Three Memorial City Plaza has opened the doors to a consolidation by Computer Associates, a software solutions provider based in Islandia, NY. The firm has signed a 48,000-sf lease. Computer Associates will combine staffs from Houston offices at 1800 W. Loop South, 2425 W. Loop South and 1400 Broadfield. Computer Associates specializes in e-business software solutions and has more than 18,000 employees worldwide.

Candace Renaud of Cushman & Wakefield of Texas Inc. has represented Computer Associates, with Nerren acting for the building owner. "Our search with Computer Associates was a lengthy process involving considerable research to find the best location," says Renaud. "Memorial City Plaza is a new, state-of-the-art technology building in a great location that made economic sense."

Three Memorial Plaza is a class-A, 14-story, 340,000-sf office building at 840 Gessner. Upon the new tenant's move-in, the building will be 99% occupied.
