Cambridge Silicon Radio Signs Five-Year LeaseDALLAS-It's time to move out of an executive suite and into a full-fledged office, says Cambridge Silicon Radio. The UK high-tech company is unboxing its belongings at One University Place in Richardson's Telecom Corridor as a result of recent five-year signing.Connie GoreDALLAS-Cambridge Silicon Radio Ltd. has slid into 5,184 sf at One University Place, situated at 1651 N. Collins in Richardson. The five-year deal takes the UK company from an executive suite into a full-fledged office environment.

Michael Huge of the John Bowles Co. has represented the building owner, OUP, while Larry Denisoff of the Weitzman Group has acted on the high-tech company's behalf. Huge tells GlobeSt.com that a five-year deal has been inked in the Telecom Corridor office building, where the asking rate is $24 per sf. Cambridge Silicon Radio is an applications and computer parts provider.

The 74,610-sf office building, constructed in 1985, has Southwestern Bell Telecom as its lead tenant. With the signing, the structure is 95% occupied, according to Huge. The building is a low-rise structure carrying a class-B rating.

The Telecom Corridor has been maintaining its stronghold in the high-tech market despite sluggish economic conditions nationwide. It is home to many of the premier IT companies that have offices or are headquartered in North Texas.

In two Henry S. Miller deals, the Leather Furniture Store Inc. has signed for 6,262 sf of retail space at Valley View Market Shopping Center, situated at the intersection of Midway Road and LBJ Freeway in Dallas, and Med Care Now has taken 5,500 sf in a retail location at Pepper Square II at the corner of Preston Road and Alexis Drive.

Midway LBJ Partners Ltd. owns the Valley View center and Pepper Square Partners Ltd. owns the new location for Med Care Now, a Coppell-based medical clinic chain. Vaughn Miller, president of Henry S. Miller Commercial's retail division, has negotiated both leases, with Dan Shoevlin, the firm's executive vice president in retail, teaming on the Med Care Now lease.
