The class-A project is located at 14140 Southwest Freeway. The project had an 8 1/2-month construction timeline so its lead tenant could get moved in, Brad Crain, Quest Construction Co.'s vice president of construction, tells GlobeSt.com. Houston-based Helix Infusion Therapy is taking 43,000 sf in the four-story building with an equally high-attached parking garage.

Crain says only 1.7 acres of a triangulated 2.2-acre parcel had been usable for construction. The acreage is positioned along Texas 59 at the entrance to Sugar Land, making for a tight squeeze because of the freeway frontage. Some firms had turned away from the development for that reason.

Phase II abuts a sister building, the 150,000-sf Sugar Creek phase I and six-story parking garage. The first phase is 100% occupied and is a strong indicator of the probable success for the latest undertaking, says Crain. He says there is a high interest from other possible tenants although Helix has been the only signing to date.

Gordon Yeatts of Yeatts Architects, a Sugar Land-based architectural firm, is the project designer. Crain says the building is state-of-the-art, with controlled access proximity card reader, digital air controlled system and fiber optic availability. Quest Construction is an affiliate company of Houston-based Turner Adreac Development Co., which is Sugar Creek's developer.
