The project will consist of four buildings constructed in two phases. The first phase entails two buildings totaling 89,500 sf. It will be completed in January 2002.

Rick Hollingsworth, Betz's vice president of industrial development, tells GlobeSt.com that the land is positioned in the city's next frontier of industrial development. That, he says, has been the primary lure for Betz. The acreage is along the beltway, where there is ample room for new supply unlike its neighboring arteries, Texas 249 and Texas 290. The Texas 290 corridor, says Hollingsworth, is congested and overbuilt with industrial parks. Texas 249 leads straight leads straight to Compaq Computer Corp., a strong asset to Betz's project. Most brokers agree Compaq's worldwide headquarters in northwest Houston has made a huge impact on the industrial boom now taking place in the area.

According to Hollingsworth, this project will not be overshadowed by the recently announced industrial projects in the submarket. Many of those projects in the pipeline are large bulk distribution centers while Betz will be constructing multiuse flex-tech space.

The buildings are tailored to tenants demanding a higher percentage of office space or a showroom. According to Betz Realty, potential tenants could have 40% to 80% of the available space for office use. All of the buildings will have tilt-wall construction, some semi-dock and some dock high with 16-foot to 20-foot clear heights.

WMD Design Group will handle the architecture and design on the project. WM Dillard & Associates, an affiliate company, is the general contractor.
